Higher rates are not slowing every Central Mass town the same way
Rates are high. Freddie Mac reported the 30-year fixed mortgage averaged 7.40% on October 15, 2026. That is a real number that affects every buyer's monthly payment. But here is the thing: the market is not reacting the same way in every town.
The Real Estate Data Aggregator tracked 780 homes sold across this market for the three months ending August 31, 2026. That is up 7.9% from the same period in 2025. More homes sold, even with rates this high. The picture town by town, though, tells a more useful story.
Supply tells you how much room you have to negotiate
Months of supply is the clearest signal I watch. Under two months means sellers still hold most of the cards. Over two and a half months and buyers start to have real conversations. Here is how these towns line up for the three months ending August 31, 2026, according to the Real Estate Data Aggregator.
The tightest towns: Northborough and Holden
Northborough had just 1.7 months of supply, and that number actually fell 0.8 months from last year, according to the Real Estate Data Aggregator. Fewer months of supply than a year ago, at a higher rate environment. That tells you demand there is holding up. The median sale price was $740,000, up 7.2% from the same period in 2025. Homes sold went up 57.8%. If you are buying in Northborough, you do not have a lot of time to think.
Northborough shares Algonquin Regional High School with Southborough. That school connection is one reason buyers pay a premium on this side of Worcester compared to towns like Leicester or Spencer to the west.
Holden had 1.9 months of supply for the three months ending August 31, 2026. The Real Estate Data Aggregator counted 68.3% of Holden homes going under contract within two weeks of listing. That is up 14.8 points from last year. Buyers are moving fast there. The median sale price was $511,000, which is more affordable than Northborough while still being a quiet, residential town just northwest of Worcester.
Where buyers have a little more breathing room
Millbury sits on Route 146 in the Blackstone Valley and has a lot of mill-era homes. The Real Estate Data Aggregator shows 2.6 months of supply there for the three months ending August 31, 2026, up 1.5 months from the same period in 2025. Homes for sale nearly doubled, up 112.5% year over year. That is a real shift. The median sale price was $524,950. Millbury gives buyers more time to look carefully, and with my construction background, I always want time to look at heating systems, electrical panels, and plumbing in older homes.
Northbridge had 2.9 months of supply and a median of 47 days on market, up 27 days from last year, per the Real Estate Data Aggregator. That is a meaningful slowdown. The sale-to-list ratio fell to 97.8%, meaning homes there are selling below asking on average. If you are a buyer who lost out on fast-moving towns last year, Northbridge is worth a closer look.
| Northborough | Holden | Millbury | Northbridge | |
|---|---|---|---|---|
| Months of supply | 1.7 | 1.9 | 2.6 | 2.9 |
| Median sale price | $740,000 | $511,000 | $524,950 | $675,000 |
| Median days on market | 23 | 19 | 24 | 47 |
| Sale to list price | 100.6% | 101.5% | 100.3% | 97.8% |
| Sold above list | 43.7% | 54.4% | 40% | 23.8% |
Auburn: the commuter town is holding steady
Auburn is where the Pike, 290, 395, and Route 20 all come together. That makes it one of the best commuter locations in Central Mass. The Real Estate Data Aggregator shows the median sale price held at $480,000 for the three months ending August 31, 2026, unchanged from 2025. Homes sold were down 17.5%, but 60% of homes still went under contract within two weeks. Auburn's supply rose to 2.1 months, up 0.9 months from last year. More inventory than a year ago, but still a competitive town.
Worcester neighborhoods are not all the same story
Worcester gets lumped together, but the ZIP codes tell different stories. The Real Estate Data Aggregator shows 01602, which covers the West Side and Burncoat area, had just 1.5 months of supply. That is down 0.7 months from last year. Homes there averaged 102.4% of list price. That is a tight, competitive pocket of the city.
ZIP 01605, which covers part of Burncoat and Greendale, had 2.8 months of supply, up 1.3 months from last year. Homes for sale there nearly doubled, up 95.8%. The median sale price rose 12.3% to $477,450, but homes are sitting longer: 28 days on market, up 7 days. Same city, very different market conditions.
Parts of Worcester have changed a lot in recent years. The Canal District, Polar Park, and the WooSox have brought real investment. Boston money has been coming in to build condos and renovate. That does not mean every block looks the same, but the old reputation for Worcester being rough is dated.
Grafton: newer construction, but supply is rising
Grafton is known for newer construction, which is part of why buyers pay up there. The Real Estate Data Aggregator shows the median sale price jumped 19.7% to $784,000 for the three months ending August 31, 2026. But homes sold fell 42.5%, and supply rose to 2.7 months, up 1.3 months from last year. More supply and fewer sales is a combination worth watching if you are pricing a home in Grafton.
North Grafton and South Grafton each tell a slightly different story. North Grafton had 1.9 months of supply and a sale-to-list of 101.2%, with 56.3% of homes selling above list. South Grafton had 2.2 months of supply and a median price that dipped 10.8% to $580,000. More house for the money in South Grafton, but fewer bidding wars.
The national picture, and why Central Mass is holding up
The National Association of Realtors reported existing-home sales nationally reached 3.99 million units in September 2026. National inventory stood at 1.60 million homes. Prices nationally were up just 1.3% year over year. Central Mass is outpacing that in many towns, with Northborough up 7.2% and Grafton up 19.7% on median price, per the Real Estate Data Aggregator.
Nationally, Realtor.com put the median days on market at 61 days for the week ending October 10, 2026. Most towns in this market are moving in 19 to 28 days. That gap matters. Central Mass is not immune to high rates, but it is not sitting still either.
What this means if you are buying or selling right now
If you are buying, know which town you are in before you decide how fast to move. Northborough and Holden are not places to sleep on an offer. Northbridge and parts of Worcester give you more room. If you are selling, pricing matters more than it did two years ago. The sale-to-list ratio in Northbridge fell to 97.8%, per the Real Estate Data Aggregator. Overpriced homes are sitting.
One more thing worth knowing: months of supply went up in most towns compared to last year. That means buyers have more choices than they did. It does not mean the market is soft across the board. It means the town you pick, and the price you set or offer, matters more now than it did.
- Freddie Mac put the 30-year rate at 7.40% on October 15, 2026. Even so, the Real Estate Data Aggregator shows Northborough at 1.7 months of supply, Holden at 1.9, and Millbury and Leicester at 2.6 for the three months ending August 31, 2026. One number does not describe this whole market.
